Anticipate tenant reaction and be prepared.

No to cats here because of the horror stories and I'm highly allergic and dont want to nearly die during monthly hvac filter changes and turn over.

Being litigious shouldn't be our first reaction.

When you know the laws, you know what actions you can and can't take without worrying about a tenant's reactions.

The basement windows won't stay in and there are no screens for them, so rodents can enter and we can't properly ventilate to discourage mold (which I'm highly allergic to).

Aside from being somewhat allergic, cat urine is some really evil stuff.

And/or market it as a great unit for people allergic to pet hair :-)

@Bret Allen We provide the house pest-free and will re-treat if reported in the first 30 days.Our lease has had the term "any additional or periodic pest control is the responsibility of the tenant" for at least the 11 years I've been here, and it has been vetted by our attorney.I understand your opinion may differ, but I would rather have a tenant raise the issue of being responsible for their own cockroach problem (we do SFH, so neighbors don't play in) than being named in a suit for damages because somebody had a fatal reaction to our pest control vendor's choice of chemicals. 

It amazes how whenever an appliance stops working their first reaction is "let's buy a new _______."
