However; it's very rare to get that if you don't have any kind of track record, as they are gambling that you're going to get a construciton loan and be able to build the project at the price you say you can, and finish it in the time frame.

There was some research on this think it was Zillow article and Facebook IPO.If I remember right a few neighborhoods saw a slight increase...I wouldn't buy a house looking to sell after IPOs...if you want to gamble buy stocks or go to the casino.

It's never an "everyone" or "all" is guilty of these charges, but the industry makes it extremely difficult to trust them when they make jokes like the joke that goes more/less like "take a look at all our yachts in the harbor and then someone asks where are the clients' yachts (ensue uncontrollable laughter)".

I don't like gambling unless I already forced equity into the property.If you have some patience and are shopping for yourself I would avoid the MLS for deals in your area, they really aren't there anymore.

Long story short.....I was a pizza delivery guy in an area where there were lots of bars with video gambling machines (illegal but not really enforced).I had NO desire to play them....I wanted to OWN that non-taxable (illegal) income stream!!!!
