No contractor has the time for that, it's not a win-win for them because there is only a slim chance you will even get it and then you would still have to use them.

If you buy TK with say 10k built in equity and okay cash flow and the tenant goes out that slim margin you had as a buyer can erode quickly.I think it is amazing what some of these large PM companies do.

@Mike HernI so want to branch out my note investments to buy all these sub 2 loans (which if low rates would sell at a discount) and step in and call them dueUnfortunately most are securitized so chances of them getting caught are slim but they most likely technically no longer meet securitization/fannie guidelines so they could get pulled.
