We're already seeing a lot of flooding as it is, I know nobody has a crystal ball, but when would Miami start getting to the point of not being habitable anymore?

never buy in a bubble,living thru the housing bubble and crash of 1985-89 here,had me as ready as i could be for the bubble of 2008...i could feel it in my gut,i sat out summer of 2005 to summer of 2007 the worst times to buy,as prices fell hard here. i bought a few places for 200k in 2007 that fell to 170k in 2010-11 but they are back to 250k now. nobody has a crystal ball,but buy and hold has been good to me.
