I have done it myself and I have personally witnessed the president of our local real estate investor's group do it.

Some of these doctors even serve as expert witnesses in lawsuits brought by homeowners and tenants.  

Ironically, if you have the wits, gusto, ability, etc to be a success after buying into the program, you probably would have been a success on your own without the program.

I do feel bad when I see a family struggling to make rent though, as that financial strain often manifests itself in substance abuse and violence, which is terrible to witness.
