Are my expectations of finding a house where I can 'live for free' unrealistic, or do I just need to work harder to find the right deals?

You state that the majors really in good shape but you know that it is unrealistic to not plan to replace the furnace, water heater, roof, ect ect.

I spent less than $100 total before getting started, so you don't need to pay a ton.Sometimes the promises of a guru or system are unrealistic and the cost can be very high. 

I'm looking at Scottsdale and the condo costs are unrealistic long-term, so I was thinking of a vacation rental home not far from the airport.
