Cheap guy might be using untreated lumber with a quick, thin, spray paint finish, while the PM might be getting pricing for Composite Deck Boards, solid cedar or redwood. 

Just like cutting lumber, if you mark one from a previous COPY, the cuts may not be accurate.

Leaking means drywall repairs, mold, new insulation, maybe new lumber and probably angry tenants.

Ultra-low interest rates, lack of inventory, supply chain disruptions (think lumber prices) have all driven the price of real estate through the roof.

Plus old growth lumber tears up my speed bits. :)

You won't be stuck with this thing and not be able to unload it if you have to. 

Don't forget to go by tile, paint, lumber stores - and introduce yourself to those people. 

In my experience, the children want to unload the property and get the most cash out as soon as possible.

By carpenters, I don't mean "framing crew"... my framing crew gets paid by the job and then labor only as I buy 100% of the lumber.

If there is anything that is not normal wear and tear, they will have the opportunity to find a reasonable and reputable place to fix it.They instantly unloaded every frustration with the place and appreciated me being upfront with them.
