Also companies that just advertise pre approval letters for the asking is suspect. if you already own the property and go through the motions with them and they dont fund and your not HURT if they dont fund then just continue on and see how it goes ..

Any suggestions for the contractor who does quality work but is obviously higher than that handyman or redneck due to the effort put into 4 years of college, exams, licensing, continuing education, Insurances, professional uniforms and vehicles, and other overhead?

Winter and spring was booked solid every weekend from October through March, but I've had very low occupancy this summer (as I expected), and don't really expect it to pick up until September at the earliest; I've done virtually no marketing yet, though (I've been focused on getting another property in motion somewhere while I can!)

But an average price range needs to be stated to ascertain the amount of any leverage to find the costs to carry the asset, after taxes allowing the annuity income.It's rather silly to go through the motions, but if I have an average of 20% after taxes and all expenses, I can just buy 5 million in homes and wahla in five years I have a million.
