This, along with it's proximity to Austin obviously, has given property values in Buda real teeth in holding value in downturns.

As @Jeff Copeland mentioned, be careful when choosing to use a Quit Claim Deed:A person receiving a purported real estate interest via a quitclaim deed may receive no legal right to the property whatsoever.

At some point you have to cut your teeth on stepping out to do that.

You need to pay all closing cost, no concession whatsoever paid by the seller. 

Sometimes I'll find properties that I can lease for 1% of the purchase price with no rehab whatsoever and other times, I'll do a light rehab to hit or exceed the 1%.

That being said, I have no in-field experience whatsoever and I've made it my goal to do a minimum of one house flip by next year (iirc, most beginners should start off with flips, right?).

I suppose it's just a matter of keeping my ears and eyes open here and elsewhere to find the right team/pipeline including lenders who are willing to work with me.The good news is, If I cut my teeth in this environment, it should be really smooth sailing down the road.

After awhile I saw the snowball effect of doing so but the conservative part of me has still maintained about 40% of my portfolio with no leverage whatsoever, and the remainder leveraged pretty conservatively at about 50% - meaning my total leverage is somewhere around 20-25%.
