@Dave DeMinkDave this is a great question and every operator runs their fund a different way.Personally we only raise enough cash to close and run the property, we don’t like to raise surplus cash.We offer a 6% preferred return but it is not mandatory and I make our investors clear that our returns are “blended” over the long-term.Which means they expect a smaller return the first few years as the property is being re-positioned and stabilized, then once that’s done we start to knock it out of the park with higher than expected returns.So long answer short, talk to your investors, let them know your short term and long term vision and what that means to them and their money, you shouldn’t have any issue and everyone will come out a little richerCheers,Dj

It is also possible that CAP rates for a property like this in a small market would rise to 11 for example and then your NOI based Value would be NINE times NOI....All that said, I try to buy properties that are big enough (or otherwise fit my Vision) that I would be willing to own them for the Cash flow should I not be able to sell it.

Both properties havevarying degrees of work but will need: new roof(s), front- and back-porches,remodeled and refaced kitchens and bathrooms, new floors, plumbing, HVAC , etc.Questions: I am told that we could use Section 179 to deduct some of the expenses from the Airbnb property so long as we don't create a loss I have a peripheral understanding of Bonus Depreciation - but looking for guidance on how this would work and what would both of these properties qualify for the deduction and at what amortization schedule [year 1 or longer]?
