But, since you're on a month to month contract, if you want to leave, you just have to give 30 days notice.Then, they (the complainers) will usually find a few maintenance things they want fixed, just to flex their muscles a bit, which we would take care of, and then everybody calms down again.I also never had anyone move over an increase.

Do I understand correctly that I erentpayments.com allows ach debit allowing the landlord total control (tenant can not cancel the auto deduct from their account without landlord approval)?

Another option is have them get a NetSpend card or a similar prepaid debit card that allows ACH debits and they can use that with a payment service, such as PayPal or a rent payment service.
