I think that by doing it at least once you have a better feel for what it should cost to have others do it and you can make decisions on what makes sense financially to tackle yourself.

I would not say I am an expert in this space, however, I am an expert in this space, I have been apart of hundreds of renovations involving these loan products, all delivered and successful  Its not easy and they are tough, the great thing I got from your response, is that next time you will be better prepared, so I commend you sir, great job and great will to tough through the first one, even with huge barriers that you confronted, next time you will be that much more prepared and educated to tackle a more complex project.

BTW, I going to be a sophomore in College so I still have like 3 years to learn more before I step into the real world.But my current 5 year plan is to buy a few SFR's in my free time, work for commercial real estate company, and tackle multimillion deals when I have enough knowledge and a record.

Do your research and make sure to tackle something you think you can handle.The father knows that neither of you have done this before and is willing to take a chance on you both, mostly I assume to help his son get a leg up in life.You can use this money and then eventually develop a track record and be able to bring in other investors whom you do not have such a personal relationship with.
