You wouldn't believe how you can catch people off guard..."

Now it's the Coast Guard guys who come in for 4 year tours, so we are going into 16 years of this run.

Bought a multi-family in May and the neighbor is a nut job.Has an endless list of complaints, some valid and some not.He called the property code inspector two weeks after closing, and I have a laundry list of repairs that I now need to (financially) prioritize over renovating and renting out the interior.The violations are about half resolved…then today my tenant notified me that city lead abatement folks were at the property.I feel like every time I turn around he’s going to be calling in trying to get the property cited, and I can’t let my guard down.

I have zero experience with evictions.If all else checks out, I may pursue the short term lease with automatic renewal idea and tighten up my lease language as much as possible to guard against whatever situations I can think of.  

I've hired a security guard to sit at the property for a few nights; even hired a police car (empty) to sit at the property.Our local builders have done all of this and more.

Although Hippo is the cheapest, I ended up going with Guard (Warren Buffett's Berkshire Hathaway Guard Insurance). 

I bought vent guards that did have an effect at blocking a portion of the smells coming through but the problem persisted.

I have been Air Guard for 19 years.

If they are that eager to rent it sight unseen, have your guard up that all may not be as it seems.But all that aside, you can do all the paperwork sight unseen.  

This house is also in an upscale guard gated community that requires their own background check be done and they must approve the tenant before I can rent to them.
