those are the risk we all take in ANY NICHE in real estate.I mean look at the post now of those who drank the BRRRR cool aid and most of the QM and non owner occ lenders put a freeze on lending and they are stuck with HML with no exit.. or cant pull their cash out.. 

lastly its hard to time the market but there is no denying when you enter and when you exit directly correlates with your success.The bigger issue I see as of today is the threads of Lenders pulling out of financing rentals either raising the bar or freezing all together..

I’m sure the airlines hiring freeze will not last forever.

I had a septic system on a multi family rental in New York State.. it freezes during extreme temperatures and sometimes backs up.
