I checked smoke detectors, replaced air filters, serviced the HVAC unit, & checked the plumbing, electrical outlets, appliances, and crawlspace.  

One of my tenants has told me the dryer electric needs to be updated from a "regular outlet" (Type B) to 240v.

Outlets and light switches: is everything screwed in tightly?

The bigger expense or issue may be the supply lines, outlets, vents, connections, etc.

Mike can hang a picture, build a fence, and add electrical outlets.

Take it off the market, even though it sounds like it never truly made it to market, fix up the curb appeal, plant some flowers and sod, put some throw rugs on the interior to accentuate particular spaces, and make sure to get rid of the agent who is "helping" you. 

Usual little things like smoke detectors, some non-GFI outlets, a couple outlets wired backwards or not working, some windows that didn't open or wouldn't stay open, some rotten wood and cheap repairs/installs.
