Take it off the market, even though it sounds like it never truly made it to market, fix up the curb appeal, plant some flowers and sod, put some throw rugs on the interior to accentuate particular spaces, and make sure to get rid of the agent who is "helping" you.

Usual little things like smoke detectors, some non-GFI outlets, a couple outlets wired backwards or not working, some windows that didn't open or wouldn't stay open, some rotten wood and cheap repairs/installs.
