@Jeff Thompson you are arriving at the same conclusion as everyone else who is moving here and is thinking about combining investing and primary residence: it is a tough compromise to make, if you try to force it you end up with a not so great place to live that is also a not so great investment.While you can find an off market deal, that's a long shot.

The compromise could be to have a level of cash with which you are comfortable leaving in the LLC accounts - $10k, $50k, $100k....only you can decide - and distributing cash once that threshold is reached.

So what happens is the people under that income amount ,often does not qualify for a mortgage. i Certainly wouldn't want a lender or my self to compromise Integrity in any circumstance, so i will continue to search.

I've lived in a house with those crappy aluminum windows and they can let in alot of cold air not to mention sweat really bad.That price seems decent, I'd be weary of going to cheap and compromising install quality.
