I live near downtown, work as an agent, and collaborate often with investors.

Is there something specific in an operating agreement that would take It's cool the two of you want to work together.My recommendation is that each of you have an LLC that collaborates on projects. 

I do have an assignment of contract form to utilize and was expecting to start with wholesaling or collaborating on a flip.

It just pisses people off, and creates an adversarial rather than collaborative atmosphere, more than anything.Frankly, I think the wiser model is just to offer the real price up front.
