First let me say my initial reaction to your title of the post was 'that seems like a weird way of doing it'..... but take that with a grain of salt - I am only one property into what I hope is the first of several if not many more properties.

I am not sure if the market surge is real or the fleeting reaction to the impending Amazon HQ arrival.

@Bill Hoo first you can't diy if you are allergic to cats.

This should help cover the buyer and avoid knee-jerk seller reactions mid-to-late-escrow.As for a listing stating 'cash offers only, no hard money'...sort of ridiculous and from my perspective the sign of the times in this ultra hot, nationwide, sellers market. 

I am allergic to cats so have an obvious bias and don’t allow them period their smell can do far more damage than a typical dog will do.  

Instead of making aknee-jerk reaction I searched the Bigger Pockets forum andthe internet for answers.
