Just wanted to to see best thoughts about going about it and also not causing a problem if there really isn't a need to.I can see how the issues arrive with the hvac as then it opens up the inspector to see the property and the unpermitted conversion.

This means the cost in terms of your equity is now "buying" only 3 times that new total equity...and the CF remains the same.3 - Selling the property, and converting that $40k equity to cash, allows you to to buy 2 of the same property you just sold.4 - Your total PV is now $200k (not just $120k as it would have been if not sold).5 - Since you would be buying 2 of the same property you just sold, your CF would double as well.6 - By not selling the property, you are losing CF equal to the current CF, and in this case you are also losing $80k in PV.7 - Repeat this process when the same conditions are achieved on these (and future) properties, and you have an exponential return on your money.
