Buying your first investment house is very nerve racking for a lot of people (a lot of emotion invlove), but if you think like 20 to 30 years ahead like Jeff Bezos you will be able to control your emotion a lot better. 

In my case I have very old weighted wooden windows, the contractor I talked to said they are the easiest to replace. 

Since you haven't racked up a bunch of conventional loans, you will be able to take advantage of owner-occupied financing for 1-4 units.

I just feel bad when people rack up hundreds of dollars in application fees alone.

@Eric van Dalen did you rack up debt between your pre-approval and closing?

This may be a stupid question but I have been racking my brain to figure out the answer.

I’ve also used discover home equity after paying cash (24k) for a house and racking up credit cards.
