Even giving you an opportunity to run off with the money (and I don't believe for a second you would) is an absolutely unnecessary risk for him.Also one thing to remember, there are a lot more GCs and realtors out there than there are people with enough money to fund a flip and even less who will trust Evan Spicer to run that flip for them.
