It's called leverage, and REI takes leverage to the extreme.You're getting lost in percentages, and losing sight of the actual dollars...how they move through you, and the power that cash has when you control the movement of it...not watch the "dead" accumulation of it in the form of a percentage.REI has been around since there was ownership of property.

Hey all, I see so many posts, " I am researching, " I am doing my homework" , I am trying to build my team" "Deciding on which area"  So many are TRYING but never do anything, like a hamster on a wheel, A LOT of movement but staying in the same place.

@Sparkle Carlock being LOW on cash is a perpetual problem for all real estate investors (and "low" is open to interpretation so I get that).  

Any movement from unattached platforms or devices will ultimately cut/tear through the roofing material.

This isn’t a new Woke movement.

Buyers are definitely sensitive to interest rate movements particularly when there is low inventory.

Perhaps the subfloor is not stable, and movement from simply walking through the area has caused the cracking.

I'm seeing a lot of movement in these markets and have been in many of the areas myself.
