With historically low interest rates, you should be borrowing more and locking in long term.2) Life- style wise, maybe.

Look at efficient plumbing runs by keeping bathrooms and kitchens oriented properly (back to back or above/below).

I don't own any SFR currently but my personal investing style is I wouldn't want to own those properties long term.

The higher end rents are for 'luxury' apartment complexes with amenities or condo style townhomes.

.- Establish reasonable fees prior to tenant move in for move in/out damage(we are townhouses style), administrative fees in maintaining tenant information.- Minimum of 12 month lease terms.- Can't rent a unit until a year after the sale agreement.- Can't own more then 3 units(144 units of condos and townhouses).

However, there are lots of folks here who are into turn-key style of investing and for whom repositioning is anything but a deal.

It looks like a regular fireplace to me, but I'm imagining some flimsy sheet-metal style chimney or something :-/Thoughts?
