Click here to know what is going on and what is going to be required.The list of inspections is pretty exhaustive and covers a lot of things within the building and sanitary codes.The city believes that it has a problem with many older buildings being in disrepair and not maintained by the owners.The owners/landlords have issues with the city because they believe the city is overstepping its authority and does not have the right to inspect the buildings.In the middle, we have the tenants who should have clean and safe apartments to live in.

In any case, "rental arbitrage" is almost 100% done because the lessee is broke as a joke and couldn't muster up bus fare home, so they use someone else's asset in order to cover for their lack of resources.

G'Day Hughston,The best advice I could give would be to not invest out of state unless you buy turnkey.But that's just me being biased.The second best advice I can give is to focus more on the people that you will be working with over the stats/demographics of a specific area.I'm sure that this has been covered many times in the various BP books but to this day it rings true.You will heavily have to rely on the folks on the ground.They will either make or brake your investment so choose them wisely.If you buy the best house, on the best street, in the best area with the best capital growth projections.But your property manager is incompetent or a cheat.You will loose money.So, team first, area second.Much success
