Hey @Justin Bilardello, with that amount of cash ready to go, it may be tough to deploy all of that into a few single family properties all at once without sacrificing quality purchases and returns, assuming you do not already have a team and a pipeline to facilitate that amount of money all at once. 

Dont be one of those cheap guys who wants top dollar but doesnt want to pay anyone to facilitate that goal.

Additionally, selling property carries a higher degree of risk than buying since claims may be brought by a buyer for failure to provide disclosures, anything from lead paint and asbestos to exagerated claimes of LL income from operations or failing to disclose that a government entity had inquired with you 3 months ago about selling the property to facilitate some public purpose.
