If you make more $ at the end, that's icing on the cake !

The fact it doubled in value, and I'm getting $$$rent is icing on the cake, but feeling like you're doing something good-- that brings me happiness.

Of course I would like to have my cake and eat it too, but that seems unlikely with my current capital.The reason I choose Nashville, and Austin is because both offer a good environment for investors from my research.

That “rice and beans” line does sound familiar (lol) I definitely want to get out of debt but I fear missing out on inventory and low interest mortgages, a lot of really good investment properties are selling like hot cakes right now, and I fear that if I don’t buy now, I’d be priced out in a couple of years due to appreciation.

@Mike McKinzie  Oh no you cant really be thinking about appreciation.. that's gambling.. that's speculation , that's icing on the cake LOL.. unfortunately  your thought process and mine are very much a minority thought process on BP.BP tends to be cash flow first foremost and always.. to the point that beginning investors actually believe it and take the risk chasing very high paper yields with no clue the risk they are taking. 

Cooking a meal doesn't take that much time typically as long as you're not baking cakes for dessert.

I have been through several market disruptions but those will look like a cake walk compared to this event. 

Appreciation is icing on the cake.
