I mean structurally this compromises the house in certain ways, and is against building code.Thoughts

.- buy low- buy a nice house. something that everyone WILL want to rent- updated nicely- update it correctly, do not cut corners- take good pictures- price correctly- list between the 7th and 15th of the month- u can bring it a little lower in a week or two, but wont have to if it's priced correctly- have clear requirements- do not compromise

Compromising your ethics isn't wise. 

I would say that you are stuck because you not only told them they had the house, but you accepted a deposit.Decide what you want on your criteria, write it down, and don't compromise on it.

There are folks in Milwaukee that would do a roof for $5000, but you may be compromising on some aspect (price, speed or quality). 

Prince William is a good compromise though.

To me this seems like a decent compromise between a purchase that you want to make while reducing the cost as much as possible.

Additionally, if by the time you find out you are being sued, aren't all your other land trusts compromised already? 

What should i do as this person is not willing to show me all of the financial documents, unwilling to compromise and I am unwilling to fund this deal any more.
