I'm curious as to how the initial draft will look that is supposed to be forwarded to me tomorrow and if it will address all the above concerns. While this has the potential to be a really good deal, it looks like it also has the potential to turn into a huge can of worms.A few potential downsides:Any major 'maintenance' issue would be the tenants responsibility, that could be huge.Anything that clouds the title would be an issue.Seems like there would be nothing keeping the siblings from borrowing against property. The only potential upside:Parent passes and a clean sale occurs. That's the only good outcome - anything less could be a major mess.Any insight from anyone that may have knowledge of a deal such as this would be greatly appreciated.

Of course, for a random person picked out of the cloud of humanity, any of these quoted entities may be difficult to identify. If you *do* know who the executor of the deceased's estate is, you can try to negotiate with them, but ultimately you might be stuck waiting for quite a while for some court to make a decision.

Hi Adrienne, My husband and I are in the same boat of feeling disenchanted with what we are paying for in a management company. My hope is to self manage our next property and I have started brainstorming what that would look like if our next property is afar .Here are the main hurdles & potential solutions I have brainstormed:Listing: This is an area I feel confident could be achievable from afar since we keep several images of our long distance property in the cloud.

There are so many differing state laws that even if you end up with the property from a lien, the title could be clouded for several more years.

Also, titles for mobile homes are easily clouded in Texas, and tax liens could be placed on a home even if the home is current on taxes under the half payment option of property tax code.
