Also, the existing tenant quality varies and inherited tenants can be a gamble as you have not applied your own screening criteria or onboarding (in fact, existing tenants are not uncommonly part and parcel of why an owner is selling, due to payment or behavior issues)....Best of luck.

Yes, this is far more time consuming than merely banging out a quick 20 CL replies, but if I were someone looking to sell, and I kept getting the same 'form' email or text, it would feel like spam, so your concerns do seem to be legitimate.

I would just feel like I was gambling with my earnest deposit without proof and assurance they were going to buy the property.
