About a decade ago here, roomers were brought under the umbrella of the tenancy act and fall under the same basic lease as tenant with the following exception that there is no expectation of privacy in common areas (landlord may enter at will) and, if cleaning services are provided, landlord may enter rooms w/o notice to provide those services.That said, we have some additional house rules at our student rooming houses:- everyone is collectively responsible for cleaning common areas where we do not provide the service.

There is no due-on-sale trigger, there is no city/state transfer tax, there is asset protection (at least some privacy), and no liens that may become attached to that property will affect anyone or any other property owned outside of that trust.Remember the KISS formula: keep it simple...

I think split foyer is the best style to keep each privacy (There looks not so many supply in the market in Maryland though).For me, there looks some areas I should consider and they have pros and cons.
