I've found quite a few gems hidden in them!

Any gems of wisdom for me? 

I pretty much was gearing towards this anyway but the gems that was given there just ignited me even more.

I don't recommend Indy for multi family though unless you can find that rare gem.

I found all of these on Trulia, so they're not anyone's secret gems... 

No rehab, no paint, nothing - just a bombed out shell of a place that kept changing hands.That's the type of stuff the stats don't show but is well known in many circles.That being said, Buffalo also has some hidden gems.

For example were i work there is a big event "gem show" were all hotels are booked so contrators have to live the hotels or go to another job.

Even if the topic isn't one you think you are interested in, there is still often a gem or two to take away.And last, setup keyword alerts for your area or specific niches.

When the property is fresh on the market you probably won't make much progress on their price but after a few months and a few reductions you can negotiate a little harder......but those properties usually aren't the gems that owner occupants are looking for.
