After hurricane Katrina I did a bunch of remodeling work and flipped a house that didn't go great during the 08 crash so it became a rental until i could unload it.

Also another major issue is with his framers.. they leave the job a mess.. they will go into the new lumber pile grab a nice two by four and cut off a foot of it.. instead of hunting around for a smaller piece they don't care.

You're going to have to be in a special market for a 60 to 80K home and expect to unload it in 5 to 10 years for more than that.Lots of threads on these strategies.
