Winter and spring was booked solid every weekend from October through March, but I've had very low occupancy this summer (as I expected), and don't really expect it to pick up until September at the earliest; I've done virtually no marketing yet, though (I've been focused on getting another property in motion somewhere while I can!)

A uniform percentage for the area does not exist.  

V'neck T's and sports jackets work.Bankers and finance people wear suits, it's their uniform.

Should have that in motion this week, I'll try to remember to report on how it goes.

Also, I second the motion on it being a little harder to rent during the school year, especially the colder portion of it.

But an average price range needs to be stated to ascertain the amount of any leverage to find the costs to carry the asset, after taxes allowing the annuity income.It's rather silly to go through the motions, but if I have an average of 20% after taxes and all expenses, I can just buy 5 million in homes and wahla in five years I have a million.

In hindsight though, it worked out well--authority and rules and uniforms is basically my worst nightmare, so I'm not sure it would have gone over well. :) I wish I could've flown a big boy though.

Additionally, any recommendations for services or partners that assist with finding and managing short-term renters would be greatly appreciated.I'm here to learn and collaborate, and your guidance will be instrumental in helping me set the wheels in motion for my first rental venture.Looking forward to connecting and discussing opportunities!  

I had a tenant two years ago who claimed Military status and came to court in a mix matched service uniform and tennis shoes.

The tenants probably won't pay an invoice but it's going through the motions so if you are in court, you can say you tried.
