We just grit our teeth, smile and try to do as they ask.

It will test your property management skills though, but since you are a professional real estate agent, that will help you cut your teeth and earn some respect in a market that is overloaded with agents.

Give me a 40% loan on your personal residence then, stop paying me and you won't be able to count all the teeth showing on my smile at the foreclosure sale, which by the way will be in some very obscure, but public place hundreds of miles out in the middle of nowhere as I wouldn't take the chance of some other investor having the opportunity to put his name on that eviction notice when it gets posted.

As easy as this sounds, it's not simple and usually like pulling teeth.

ALL sales are absolute.. with some having a right of redemption ( which is rare as hens teeth).Checking Title can be the biggest stumbling block for a one off bidder.. the bigger players will have arrangements made with title company or I suspect bigger law firm in that area.. to run Title on ALL properties that come to bid..
