To secure the contract, ad in the wording "John Monday makes this offer "Subject to" seller being confirmed by the county probate court as PR with Full Authority" or words to that effect.When PR is issued Letters, re-run comps in the area of the subject property as housing prices will change/fluctuate due to selling activity.
