One of my biggest concern was conversions of enclosed porches to bedrooms were not be permitted or not done to code.

Paying for your food, transportation, health insurance, utilities, property taxes, insurance (assuming you have no mortgage here), kid expenses, fun stuff etc on a little over $6k per month isn't going to leave you with much left over.

Within walking distance to public transportation, retail; close to medical and education facilities.

They want to use public transportation and thereby need to be close3.

I am a fan of Sub 2 ( didn't make any deals yet), but gaining all the possible info for last 8 month while operating my transportation company.

People are paying for a safe walkable neighborhood with coffee shops, bars, restaurants, farmers markets, parks, public transportation, etc.
