I had one tenant that I collect rent electronically, but constantly had insufficient funds that they dropped him.

See if anybody will do the line of credit with an automated appraisal (These usually can be pulled on the spot electronically vs needing to involve an actually appraiser)

I have my first rental property and I'm wondering how to collect rent online like via ach without paying a fee. Has anyone used the rental manager tool at apartments.com? They claim to not charge any fees but ...

There's an electronic copy of the Mormon "handbook" I guess you could call it on storing food.

Have no problem getting tenants to sign up for online payments, however I'm struggling with getting Vendors to trust me paying them electronically.  

Do you take electronic payments of rent.

The following year they issue a PIN to file electronically, which I've received.  

Once it goes to cash, I electronic transfer to my bank. 

All my tenants pay their rent electronically and my recurring expenses are automated.
