I haven't found much of value after a move out or an eviction (well, my son and I once found a packet of what we assumed were drugs and I suppose the tenant would have found that of value but we presented the stuff to our local police instead) but I am a big one on recycling intact furniture to our local Habitat and Catholic Social Services organizations to avoid good stuff ending up in the landfill and donating canned goods to our local soup kitchen.

Regardless of whatever responses you get here you really need an accountant with REI experience to guide you and help organize your finances-do a search on here.

However, I'm at a point where I want to move toward being better organized/having everything in one place.

I have gotten so much help from so many people and have given my help to others as I have gained experience; however, as @Joe S. has tried to subtly express to you, you should find your “mentor” organically  by attending meet ups or REI groups and connecting with someone, or reaching out to an individual who you notice posts ideas and thoughts you find interesting.

Make a list and try to organize it based on what is most important to you.Then you do 30 minutes of searching/research to see what the top options are for Landlords like yourself.

We want to do business with people we know, people we went to school with, people in our fraternity, people at our religious organization, people that speak our language, people that look like us, smile like us, have an accent like us...and on and on and on and on.   

The only guaranteed winner in a GP organized syndication is the GP and referral advisors who get paid upfront regardless of whether there is property cash flow or appreciation.If that’s not true please state one syndication where the GP or advisor like yourself does not get paid till after there is a sale or refinance.
