Remember Dollar General is typically flat for 15 years just like pharmacy (CVS, Walgreens) so the dollar value deteriorates over time and location is not great with dollar stores most of the time.So Dollar store might start out at say high 6 cap or right at 7 but it stays that way versus a restaurant getting 2% increases over 20 years the blended cap rate is much higher for return and location tends to be much stronger.

Try reading this book by John Bogle:Enough.You clearly have more than enough money to do a blend of passive index investing and summarily discard the notion that you need to spend any additional effort for the rest of you or your family's life on anything as banal as the pursuit of additional pieces of currency that add no real value to your life.

The steps he recommends:1) carefully peel and/or cut off any peeling or damaged spots. 2) use lightweight joint compound or one time spackle over the damaged areas, let it dry3) sand the damaged areas to blend in.4) use a high quality oil based primer over all of he wall paper.5) paint over primer with two coats of high quality latex paint.Good luck!

You want materials that are durable, cost effective, and available in the future.If you need to touch up the paint, you'll know what standard color and sheen it is because it is the same in all your units (bought in 5 gal drums rather than 1 gal at a time), not some custom blend color match for unit one and a different custom color for unit 2.

I plan to hold + rent the home for 10+ years, and I'd rather not have to spend a lot of time/money/energy maintaining the gutters (nor would I expect renters to be diligent about maintaining them, even if I included such a specification in my lease).I chatted with a gutter repair contractor, and he advised me to stay away from aluminum seamless, although that appears to be the most widely-promoted option.
