Not your net because people here tend to be very particular about using that phrase and not factoring in repairs/vacancies.But I think it gives people one way to compare deals effectively.

The phrase  "After consideration I am no longer interested in purchasing the property myself and I have decided to sell the Purchase Agreement."  

I agree, but I think saying we used this loan because of their terms instead of the only way to get it done is a better way to phrase that haha.

I believe those who seek out coached are those whom financing becomes a problem and they look for all the fast attractive catch phrases thatcoaches advertise,no money down,subject to,creative financing etc etc 

Hence, the phrase "swap 'til you drop" or "1030 until you drop." 

Brandon Turner uses the phrase "burn the ships/boats" meaning going 100% into something that makes it impossible to turn back out of.

I’m reminded of the phrase, ‘If it ain’t broke…’.

The " the home is not approved for the Section 8 program" phrase was specifically mentioned in the course as not being ok.
