Pretty decent if you're looking at 5 year or less horizon.  

With a time horizon of only eight months there's no guarantee she can be in and out of any other investment in time.

The end goal should be ownership, and if that's never on the table even with a reasonable time horizon then you need to walk away from this thing.

However, over a longer time horizon this is a definite plus.
