If there was one golden nugget; one tip, you could give that would aid in the long term success of a new real estate investor, what would it be?

I met with them in person the weekend of my inspection. they charge only 7.5% the name of the company ( golden west property management) reviews seem to be good for the most part. i was also considering ( triumph property management) the have real good reviews as well and charge 8%.

However, I was not in the BP community and did not know ANY of this golden knowledge when I bought my CO home.
