If you are uncomfortable moving forward with your contracts then I would recommend getting yourself some peace of mind and having an attorney review the contract you would like to use.

They then proceeded with their usual routine through the neighbors yard.

I received an email from my PM in Phoenix that said, "On a recent routine audit we found an account code mistake within our software for your property"  and  "As a result, you have not been charged a management fee since March 2020.

To further break this down, if on June 15th you were billed $41.50 for a routine maintenance repair that you were responsible for, and on July 1st you only paid your regular rent payment, your rent payment would be considered $41.50 short.

Wider planks tend to cup, the really cheap 7mm and 8mm stuff is almost always garbage(though sells for under $1.00 ft2 routinely).The 10mm and 12mm laminate is regulary available for < $2 ft2

We routinely buy deals listed on the mls for either at or below asking price (not that asking price means anything, but it's a metric commonly used to gauge market competition).

The asking prices in and around Tacoma are in our budget, but nice turn-key houses routinely escalate to 10%-20% over asking price (no joke).

@Michelle Apple Columbus and Cincinnati routinely hold the top spot for least days on market in the US...Columbus is intentionally underbuilding and 40,000 new homes short of demand...more like 70,000 affordable units short of demand.

I have found that my morning routine is now probably twice as long as it was before.
