Carpet will not contain it- in fact it will make it 10x worse.Maybe if you have vinyl throughout- but just the thought of 3 animals in one of my units makes me shake my head.Never for me- I will limit my market, just like I don’t rent to smokers.

right up there with Dion  :)@Dion DePaoli   many smaller funds have made partials a corner stone of their programs.. of course these are street level funds .. it will be interesting to see how it all shakes out if they have a loss and someone lawyers up.In CA as you know we can do fractionalized loans up to 10 investor per loan.. and that works for the BRE in CA.. its how we ran our HML company for all those years.IN Oregon its a total no no .. and its a security if you do any partial or try to fractionalize.

I don't know the numbers of how that shakes out by income bracket, but I'm willing to guess that the person making 25k a year doesn't have enough liquid funds to put aside in the forms of stocks, mutual funds, etc.In the corporate sense, companies are recording record profits already and have still not increased wages.
