Unfortunately they have a small segment that some will argue  conduct themselves like savages, but itś in no way an indictment of most.

Nonetheless I still plan on my next RE investments being in the Phoenix area, specifically the retirement areas, as I see that segment growing...plus Phoenix has been one of the hottest (pun intended) RE areas in the country over the past decade.....

The segment between 250k and 450k is the most competitive. 

You have a segment of short term residents in the city, usually young people that have been lost. 

There are so many segments to this game you need to be differentiating between commercial-storefront, commercial residential, SFH, SF rental, geographic location and so on.

Done correctly, I think it further segments your liability since the property (the LLC holding Title) is now separated from the leasing activity (the Mgt LLC).Good luck.

But, don't you think this segment of the population, where they have kept their jobs and qualify to buy a larger, more expensive house - is a limited group? 

I've seen results across all segments.

. $800 is not worth getting blacklisted by an entire segment of your potential tenant population.
