.-2012 due to new legislation the foreclosure supply was cut off therefore decreasing supply...combined with the hedge funds driving demand through the roof and over paying for properties....prices begin to surge...we saw 30% appreciation in most areas of the valley-2013 Q1 and Q2 demand remained strong and inventory was VERY low.
