The December renewal actually isn't that restrictive and if the tenant didn't come with a Declaration that they are a covered person (which would have come from the prior owner) then they may not be protected.

I'm told a living trust will be declared as an asset (owns the properties) butassets held outside the trust in an LLC will not be counted as an asset.

I would be afraid of either one sitting in the house for as long as possible then declaring bankruptcy and all the bills, and your unpaid rent will disappear!

If the return on capital is higher with reinvestment than declaring dividends, I'm conceptually fine with it as a long term shareholder of the State.FWIW, I don't see any evidence that race is proposed as a qualifying factor for this.

That is allowed and required to be declared under the law.For an ESA they do not have to be trained to do anything.
