@Mark Shafer you might try an internet search for hard money lenders in your local area.

I was thinking of making rent all inclusive with rent, utilities, cable, internet, cleaning services and household common area shopping( toilet paper, soap etc).

I try to post on here when i have time to help answer questions so that you guys can get the right info and not the BS you can get from some lenders and stuff you read on the internet.

I was trying to concentrate in condos, since I can buy them cash and around my target price of $30k.

But at the same time most busy people do not have time to sit down and chat when all the information is on the internet these days.

Hi Andrew, I think debt tolerance depends largely on the individual: I am still building a portfolio, so I have a higher debt tolerance than someone who is ready to stop building and concentrate instead on cash flow. 

I haven't talked to anyone that deals with the property yet, just internet searching information, but I am totally confused by this.  

I  purchased a couple from the "court house steps" (the Internet these days) this week. 

At 20, realize there are some topics and chat that you shouldn't get involved with on the internet, especially with your goal of dealing in medical mj.
