@Malcolm Miller as others before me highlighted you should continue to educate yourself and as @Jeff Zimmerman highlighted you should look to partner with someone in your market.

I've recommended his videos to quite a few people.Chris did highlight a few of the concerns.A few questions that might help people guide you:What area are you in?

@David Khalfin,Upon move in, we provide a "Lease Highlights" to all the tenants-- clearly focusing on the important things, such as payment, emergency information,  and a brief overview of tenant expectations and landlord expectations.. who is doing what?

One suggestion is to set up a keyword alert for “Harrisburg” and “Reading” and any forum post that contains those words will be highlighted for you in the keyword alerts section.
