She will have a protected period for any buyers showing up after the listing expires, if any, but no one will be showing the property after you go under contract and no one will be looking after it expires.I don't know the marketing time expected at the price you're asking, but if your price is too high, you can kill a property for 3 months just exposing it a price that is too high.

Apparently the investor went and moved on something else and now he wants to do a fix and flip deal and wants to close on a subject by the end of the month. we'll see what happens. at least now I'm not needed to waste time or money on travel, and he's in my neck of woods where he wants to purchase the properties, but eventually the cards are going to have to be out on the table, and when they do I'm going to expose this piece of work to the world.

To me the numbers make sense, but there are a couple of things that concern me. 1) There's an active water leak from the upstairs unit (appears to be confined to the bathroom in the downstairs unit); 2) There is a piece of roof line exposed at the top of the building exposing rotten wood.
